Signs It’s Time for a New Furnace
Repairing usually makes sense for a younger furnace with a single failed part. Start thinking about a replacement when you see any of these:
- It’s 15 to 20 years old or more. Most furnaces are near the end of their life by then, and efficiency has dropped.
- It needs repairs every winter. Several repairs in two or three years usually means more are coming.
- A big repair is on the table. If the repair would cost close to half the price of a new furnace, replacing it is usually the better investment.
- The heat exchanger is cracked. That can let carbon monoxide into your home and is often not worth repairing on an older furnace.
- Your gas or hydro bills keep climbing even though your usage hasn’t changed.
- Some rooms are always too cold or the furnace runs constantly and can’t keep up.
- It’s getting louder: banging, rattling or squealing that wasn’t there before.
Not sure? Our technician will tell you honestly whether a furnace repair or a replacement makes more sense.
How Much Does a New Furnace Cost in Chatham?
Most furnace installations we complete in Chatham-Kent cost between $5,000 and $10,000. Two homes on the same street can land at opposite ends of that range. Here’s why:
- Size of the furnace. A bigger or draftier home needs more heating capacity. We work it out from your home’s size, insulation and windows, not just the size of your old furnace.
- Brand and equipment line. Every manufacturer offers good, better and best models with different warranties, features and price points.
- Single-stage, two-stage or modulating. Single-stage furnaces cost the least. Two-stage and modulating furnaces cost more but run quieter, heat more evenly and use less gas.
- Ductwork changes. Undersized, leaky or poorly laid out ducts may need changes for a new furnace to perform properly.
- Venting and gas line. Moving from an older mid-efficiency furnace to a high-efficiency model needs new PVC venting and a condensate drain, and sometimes gas line updates.
- Add-ons. A smart thermostat, humidifier, air cleaner or a new air conditioner at the same time all add to the total.
You get a written, flat-rate quote with options at different price points before any work starts. Once you accept it, that’s the price you pay. Ask about our financing options.
Single-Stage vs Two-Stage vs Modulating
- Single-stage: full output every time it runs. Lowest price, but more temperature swings and more noise.
- Two-stage: runs on low most of the day and switches to high on the coldest days. Quieter, more even heat and the best value for most homes.
- Modulating: adjusts output in small steps to match exactly what the house needs. The most even temperatures and lowest gas use, at the highest price.
Thinking about lower heating bills or adding air conditioning? A heat pump paired with a gas furnace is another option worth comparing.

Furnace Installation FAQs
How much does a new furnace cost in Chatham?
Most furnace installations we do in Chatham-Kent cost between $5,000 and $10,000. Where yours lands depends on the size of furnace your home needs, the brand and efficiency level, whether you choose a single-stage, two-stage or modulating model, and whether any ductwork, venting or gas line changes are needed. We give you a written, flat-rate quote with options at different price points before any work starts, and that’s the price you pay.
How long does a furnace installation take?
Most straight furnace replacements are finished in one day. Jobs that need new ductwork, venting changes or a new air conditioner at the same time can take longer, and we’ll tell you the timeline when we quote.
Should I get a single-stage, two-stage or modulating furnace?
A single-stage furnace is the lowest cost up front and runs at full output every time it turns on. A two-stage furnace runs on a lower setting most of the time, so it’s quieter and keeps temperatures more even. A modulating furnace adjusts its output in small steps for the most even heat and the lowest gas use, and costs the most. For most Chatham-Kent homes, two-stage is the best balance of comfort and price.
How long does a furnace last?
Most furnaces last 15 to 20 years with regular maintenance. If yours is in that range and needs a major repair, replacing it is often the better investment. See our furnace repair page for how we help you decide.
Should I replace my air conditioner at the same time?
If your AC is more than 10 to 12 years old, it’s often worth replacing both together. The furnace and AC share the blower and the indoor coil, so matched equipment runs more efficiently and you only pay for one installation. We’ll quote it both ways so you can compare.
Do you offer financing on a new furnace?
Yes. See our financing options or ask when we come out to quote.
Will a new furnace lower my gas bill?
Usually, if your current furnace is older. Many furnaces from the 1990s and early 2000s are about 80% efficient or less, while a new high-efficiency furnace is 95% or higher, so more of the gas you pay for turns into heat. How much you save depends on your old furnace and your home.
Do you remove my old furnace?
Yes. We disconnect and haul away your old furnace as part of the installation.
