Commercial Services We Provide

Postma is a single-source mechanical and electrical contractor. One vendor, one point of contact, and one service history for your entire building, instead of coordinating three trades across three invoices.

Commercial Electrical

Service and panel upgrades, lighting retrofits, generators, EV charging and 24/7 electrical service.

Commercial Preventative Maintenance Agreements

Most commercial building failures are scheduling problems, not equipment problems. A planned maintenance agreement moves your building from reactive repair spending to a predictable annual line item, and puts your sites at the front of the queue when something does fail.

A Postma commercial preventative maintenance agreement includes:

  • Scheduled seasonal inspections timed ahead of heating and cooling season
  • Filter, belt and lubrication programs on a documented interval
  • Combustion analysis, refrigerant charge verification and electrical torque checks
  • Written condition reports per unit, with asset tagging and service history
  • Priority dispatch and no overtime premium on after-hours calls
  • Multi-year capital replacement forecasting so equipment renewal lands in your budget cycle, not your emergency fund
  • Backflow preventer testing and electrical safety inspections where required for compliance

Multi-site portfolios: If you manage more than one building, we consolidate all sites into a single agreement with one renewal date and one asset register. Request a portfolio assessment.

Commercial New Construction & Design-Build

We work directly for general contractors, developers and owners on new commercial construction across Chatham-Kent, Lambton County and Windsor-Essex, providing combined HVAC and plumbing packages with the electrical work attached to our own mechanical scope.

  • Design-build and design-assist mechanical packages
  • Plan-and-spec tendered work
  • Load calculations, equipment selection and shop drawings
  • Underground and rough-in through to commissioning and owner training
  • Tenant fit-outs and building retrofits in occupied space
  • As-built documentation and warranty handover

Because we also have an experienced commercial service department across HVAC, plumbing and electrical, not only do we install the equipment but we also warranty it, maintain it and repair it. Nothing gets lost between construction and operations.

Industries & Facilities We Serve

Different buildings fail in different ways. Select a facility type to see the equipment and scope we typically handle.

Agri-Food & Food Processing

Process cooling and refrigeration, make-up air, and washdown-rated equipment built for sanitation cycles. A temperature excursion here is a product-loss event, not a comfort complaint.

Common scope: refrigeration systems, cooler and freezer rooms, process chilled water, ventilation and exhaust, plant electrical distribution.

Greenhouse & Agricultural

Growing environments live or die on heating and ventilation uptime, and a failed night in winter can cost an entire crop cycle.

Common scope: unit and boiler heating, hydronic distribution, ventilation and circulation fans, environmental controls, livestock barn ventilation, service upgrades for expanding ranges.

Industrial & Manufacturing

Plants where HVAC is a process input rather than an amenity: equipment heat loads, exhaust requirements, and production schedules that dictate when we can work.

Common scope: plant ventilation and make-up air, process piping, compressed air lines, welding and dust exhaust, unit heaters, three-phase power distribution.

Warehousing & Distribution

High-ceiling space where heat stratifies at the roof and lighting is one of the largest controllable operating costs.

Common scope: unit and infrared heating, high-bay ventilation and destratification fans, LED retrofits, dock equipment power, fleet EV charging.

Multi-Family & Property Management

Apartments, condominiums and multi-tenant commercial buildings, where every service call means tenant coordination and every failure generates complaints.

Common scope: in-suite heating and cooling, make-up air units and corridor pressurization, central boilers and domestic hot water recirculation, backflow testing, common-area electrical, suite-level service scheduled with residents.

Retail & Restaurant

Storefronts and kitchens where a cooling failure closes the doors and a refrigeration failure writes off inventory the same day.

Common scope: rooftop units, walk-in coolers and freezers, kitchen exhaust hoods and make-up air balancing, water heating, grease-line drainage, lighting.

Institutional & Municipal

Schools, arenas, community centres and municipal buildings running on tendered contracts, fixed budgets and public accountability.

Common scope: boiler and rooftop systems, building automation and controls, ventilation upgrades for air quality requirements, documented preventative maintenance, prequalified tendered project work.

Healthcare & Long-Term Care

Buildings where occupants can’t be relocated and a heating failure becomes a resident-safety issue within hours.

Common scope: redundant heating and cooling, ventilation for care-facility requirements, standby generator service, domestic hot water and scald protection, documented compliance records, off-hours scheduling.

Commercial Services FAQ

Do you work directly for general contractors on new construction?

Yes. We take mechanical scope on design-build, design-assist and plan-and-spec tendered commercial projects across Chatham-Kent, Sarnia-Lambton and Windsor-Essex, including the electrical work attached to our own HVAC and plumbing installations. We work with general contractors, developers and individual businesses based on their needs. We have experience working on the largest private and public projects within Chatham-Kent.

Do you work in Sarnia and Windsor as well as Chatham-Kent?

Yes. Our commercial crews cover Chatham-Kent, Sarnia-Lambton and Windsor-Essex from our Chatham shop. See our Sarnia commercial HVAC and Windsor-Essex commercial HVAC pages for local details.

Can one contractor really cover HVAC, plumbing and electrical?

Yes, and it’s usually cheaper. A single call covers all three trades, leading to cross-trade issues getting diagnosed on the first visit, and you carry one point of accountability instead of three.

Do you offer 24/7 emergency service for commercial buildings?

Yes. Emergency commercial HVAC and plumbing services are available 24/7 at 519-354-9491. Buildings under a preventative maintenance agreement receive priority dispatch and no overtime premium.

How is commercial pricing structured?

Service work is flat-rate or time-and-material depending on scope. Projects and replacements are quoted in writing before work begins. Preventative maintenance agreements are priced annually per site based on equipment count and run hours.

Do you handle multi-site portfolios?

Yes. We currently maintain 300+ commercial sites under agreement, including multi-building portfolios consolidated into a single contract, renewal date and asset register.

Are you licensed and insured for commercial work in Ontario?

Yes. We’re a TSSA-registered contractor, ECRA/ESA licensed electrical contractor (Licence #7015639), licensed plumbers (including certified backflow testers), our WSIB is in good standing, and full liability coverage. Certificates are available on request for prequalification.
